            3 prime farmland tracts and an acreage lot tract to be at public auction on Thursday December 13, 2018 at 10AM CST. Sale site will be at HWY 126 & Taunton Loop Rd, Jonesville, LA at the farm shop.

 

Tracts to be sold are as follows:

 

Tract 1:196.82+/- acres ag land on HWY 126 and Taunton Loop with shops and home. Land Description: Non-irrigated, Bursley & Catahoula silt loam soils, highway frontage on 126 & Taunton Loop. Crops grown include corn, cotton, and soybeans. Power and city water.

 

Tract 2:52.45+/- acres at 1674 Parhams Rd, Monterrey, LA. Land Description: Non-irrigated, Dundee silt loam, Tensas alligator soils, road frontage on Parhams Rd. Crops grown include cotton, corn, and soybeans.

 

Tract 3:20.12+/- acres located at 152 Conner Rd, Monterrey, LA. Non-irrigated, alligator and Dundee soils. 

 

Tract 4:4.88+/- acres on Conner Rd, Monterrey, LA. Land only. Attached structures do not sell. 

 

 

 

Additional Information:There is an existing farm lease on the lots 1, 2, 3 tracts for the 2019 farm crop year. The lease will expire on December 29, 2019. Lease rates are set as follows:

 

Cotton 20% share to land owner

Soybeans 25% share to land owner

 

Rent is due and payable when the 2019 crop is sold on or before lease expiration by December 29, 2019 to the new land owner. 

 

Sellers will convey 50% minerals.

 

Buyer will pay all abstract and closing cost to convey the property.

 

Buyer will be responsible for any survey required by buyer.

 

Taxes will be pro-rated.

 

Sellers to vacate the property and remove all pertinent agricultural equipment by lease expiration on December 29, 2019.

REGISTRATION: In order to register at the live auction you must have a bank letter of guarantee, or a pre-approval letter from a finance company.

BUYERS PREMIUM: 10% will be added to the final bid price, to be included in the total purchase price. For example, if the property sells for $100,000.00, then the total sales price would be $110,000.00.

DEPOSIT: 10% down day of auction. Balance due at closing on or before 30 days. Guaranteed good title. For example if the property sells for a total sales price of $110,000.00 including buyer’s premium, then a deposit of $11,000.00 would be put down the day of the auction.

FINANCING: Purchasers to obtain their own financing. Purchase Agreements are not subject to financing or qualification. All bidders are encouraged to pre-qualify.
