The Close Lake hunting tract consists of 218+/- acres and is approx. 3 miles west of Krotz Springs and a little over a mile south of U.S. Hwy 190.  It has 3400+/- ft of frontage on Two O’ Clock Bayou and 1900+/- ft of frontage on Close Lake with several potential campsites along either body of water.  The tract is accessible by boat via Two O’ Clock Bayou and Close Lake and will be accessible by vehicle via an access road to be built by the seller that connects to private limestone oil field roads that will have a predial servitude to allow the new owner to access the property.  The access road shown on the mapping between the western boundary of the tract and the limestone road is an approximate location and could be subject to being moved around some once construction on it is started.  The seller is in the process of logging the area which will allow for the access road to be built, along with some secondary logging roads through the tract and he is supposed to put in some food plots also.  The logging will also allow for the underbrush to thicken up and make for great deer hunting while still leaving plenty of trees to naturally reforest the area.  Being logged will also give a new owner a little more flexibility in setting up the property to their liking.  A pipeline runs through the very southern end of the property allowing for some more deer stand sites along it.  Adjoining Two O’ Clock Bayou and Close Lake gives you fishing opportunities and should also give a new owner some duck hunting along with some of the sloughs on the property.  It is about a 15 min boat ride to the tract from the pay launch off of Old Hwy 190 and it is about a 15 min drive from Krotz Springs to get to where the access road to the property will start.  Krotz Springs is almost the same distance from Lafayette or Baton Rouge, making this tract convenient from either city.  This tract is adjacent to a 334+/- acre tract that is also available for sale if a buyer would like more acreage.  The seller is also open to possibly talking about subdividing the 218 into two tracts.  Seller will reserve the timber rights if the logging on the entire tract is not finished by time of sale.
